Just because you have always worked with a specific vendor or used a particular product doesn’t mean that it’s necessarily the best choice. Below is a case study about a situation that many of you may have been in before. For a long time it has been a common belief that a standard Modified Bitumen rooftop is the cheapest solution when it comes to a to a roofing project.  For some this may even be considered “common knowledge,” but as you will see below that is not always the case. 

Modified Bitumen Vs. Wind Vented System… Cost Comparison

Modified Bitumen: 

•    Tear off existing roof, replace insulation, and install modified bitumen system. 
•    12 year prorated warranty. 
•    Cost is $3.50 a square foot. 

For this project total cost to include parapet walls = $308,829.50  

Wind Vented System 60 mil TPO:

•    Installed over the top of existing system (no need for a tear off)
•    Patented wind vented technology will dry out existing insulation and restore R value
•    20 year non-prorated warranty
•    Cost $3.40 a square foot  

For this project total cost to include parapet walls = $300,028.08

So right out of the gate the 2001 system is a cost savings of $8,801.42
Next we need to take a look at the differences between the 2 warranties. This is a very important piece of the puzzle and should not be overlooked. 

A roof system is a long term investment and you want to get the most out of it.  There are many important points to consider when comparing warranties and below you will find a few charts that will help illustrate the major differences between these two.

Just at a quick glance, you can see that the Modified Bitumen warranty pales in comparison to the 2001 Warranty. Here are a couple of the major points to consider… 

If you take the total cost of the project and divide by the number of years the roof is covered by the warranty you will get your, “annual warranted cost.” Notice that there is over a $10,000 difference between the two. When you add up the cost of the Modified Bitumen roof warranty over its 12 year lifespan you end up spending an extra $128,817! 

Also, you will notice that there is a sizable difference in the length of 2 warranties. If you were to go with the Modified Bitumen roof system your warranty would expire 8 years sooner. Think about the cost for un-warranted maintenance over 8 years or possible replacement.
